COMMENTS:
1. Any proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package (DP). Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.
2. The site is zoned C-3 and I-1. It is located within the Sunshine Mile District (SMD) – Euclid Subarea optional overlay.
a. Instructional School is permitted in C-3 and I-1.
b. Administrative and Professional Office is permitted in C-3 and I-1 (subject to UDC 4.9.13.Q).
3. Motor Vehicle parking ratios (UDC Table 7.4.4-1)
a. Instructional School – 1 space per 200 sq ft GFA
b. Admin and Professional Office – 1 space per 300 sq ft GFA

4. The last approved permit for the building, TC-COM-0125-00208, was a tenant improvement for the first floor only (9,353 sq ft). Clarify if the Use is Instructional School or Medical Services – Outpatient. If the offices (on the first floor) are used by the Instructional School / Resilient Health, the Use is considered Instructional School, and the entire 1st floor GFA needs to be included in the Instructional School parking calculation (1 space per 200 sq ft). If there are two separate Uses on the first floor – clearly indicate that on the site plan.

5. If the 1st floor is an Instructional School (9,353 sq ft), and the 2nd floor is Administrative Offices (11,427 sq ft), 86 parking spaces are required (39 for Office and 47 for Instructional School).

6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

TW New Area Development * REVIEW COMPLETED Based on the information provided, Tucson Water has no concerns with the development.

The building is currently served by an existing 2-inch potable water meter, one fire hydrant and one existing fire service connection available on site. All tied into an 8-inch PVC water main (A zone). Water pressure in this area is 41-48 PSI at an elevation of 2398ft. Water pressure can vary by an additional 5 psi +/-.
