Per UDC 11.4.20 a site is defined as the land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity. As the proposed development shares site features, such as parking, and access, the whole shopping center should be included in the PDP. Please include APNs 120052790, 120052800, 120052810, 120052740, 120052730 in the PDP along with site data for the entire site. IPC - Traffic Engineering | REVIEW COMPLETED | Per ITE Trip Generation Manual, a 5200 SF marijuana dispensary is anticipated to generate approximately 55 AM peak hour trips and 98 PM peak hour trips. As this is an existing building with previous tenant, these trips are not all considered new trips. Considering that fact, and the fact that this business is to be operated in a strip mall with historically an ample amount of excess parking available, DTM Traffic Engineering Division does not have any concerns with the traffic impact created by this development project. A Traffic Impact Analysis will not be required. |
