COMMENT: Please provide a supplemental site plan to demonstrate the existing structure will meet current zoning standards with the proposed lot lines. The minimum setback requirement for the side and rear property lines is 5' (6.4.5.C). 2. COMMENT: Note that site with 5 or more dwelling units are considered commercial development and trigger commercial development standards. The UDC defines a site as 'the land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity'. Submission of application to permit development will require demonstration that no more than 4 dwelling units share site elements such as access, parking, pedestrian circulation, etc to qualify for residential development standards. This can be addressed during the development application process. 3.
