Site Zoning REQUIRES RESUBMIT 1. COMMENT: A tentative plat is submitted as a separate application from the final plat (this application). Please initiate a new application for the tentative plat review under the "Development Package" application type in TDC Online. That application will require review and approval before the associated final plat (this application) can receive final approval.

The following comments are provided as a courtesy review of the tentative plat. Future, and in-depth, comments for the tentative plat will be provided on that application.

1A. COMMENT: As indicated before, an easement cannot used to provide access to more than two single-family homes. Although the "ingress and egress" easement is eliminated, this is not effectively the case, as the required easement to provide turnaround necessarily would require vehicles to travel across property lines, and thus, share their individual accesses.

As such, this continues to serve as shared access. Shared access would require an easement or cross-access agreement, which again, would be prohibited given the proposed number of lots, and the potential density afforded under the R-2 zoning.

This land division will require the establishment of a street with sidewalk to provide access to the proposed lots.

1B. COMMENT: The tentative plat should show how proposed improvements, including streets, sidewalks, and utilities are planned.

1C. COMMENT: The submittal for the tentative plat should indicate identification of any common areas to be administered by an association of owners unless the associated improvement is dedicated to (and accepted by) the City of Tucson.

2. COMMENT: Ensure that the resubmittal of this final plat matches the approved version of the tentative plat.

4. COMMENT: Update the language of the Certification of Title block to indicate either "I" or "We".
