 Attached is a mark-up image indicating the requested items to be
clarified/edited for approval. Please address the following:

- Missing Bearings for 30’ section tie line down to POB.
- Annotation placement on the East line of the perimeter
and/or East lot lines for Lots 3, 4 & 5.
- North lot line clarification for Lot 3;
Looking at the previous submittal of this plat, Lot 3
included a centered handle or pole like portion
all the way to the north perimeter line.
However, in this most recent plat the iteration has a
solid lot line. Please review.

External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT The applicant is responsible for obtaining review and approval by Pima County, for projects involving RWRD sewers, on-site wastewater treatment facilities and public water systems https://www.pima.gov/1766/Wastewater-Reclamation. The applicant must provide an Approval letter from RWRD, prior to PDSD Approving the permit.
ROW Engineering Review REQUIRES RESUBMIT Previous comment was not addressed. Access from street to Lot 3 should not exceed 150' , currently (232.28'). Turnaround required.
Site Engineering REQUIRES RESUBMIT *****Code Enforcement Case CE-VIO0925-03774 must be addressed. The presence of unpermitted structures will now require a Tentative Plat for this land division in accordance with 2-06 of the Administrative Manual. Please resubmit this Final Plat after review of the Tentative Plat


Additional Comments.
1. DTM previous comment has not been addressed. Access exceeding 150' requires a turnaround sufficient for emergency vehicles.
2. Parcel line on 67 feet north of the south boundary of lot 3 should not be continuous between the south parcel lines of lots 2 & 4.
3. Signature lines are required for the PDSD Director and City of Tucson Engineer.
4. The Certification of Survey is not valid without a "Date Signed" by the RLS.
5. Provide the sequence number for the Avigation Easement on General Note 5.
6. The years in both the Notary Block, and Approval Block are incorrect.
7. Written authorization from Cheng Holdings LP for Clayton Abernathy to authorize the plat will be required.
8. Per clarification from City Clerk's office, the Location in the title block requires "Pima County, Tucson, Arizona"
9. The related Tentative Plat number will also be required on this Final Plat.

1. COMMENT: A tentative plat is required prior to final Site Zoning approval for this final plat.

2. COMMENT: A solid line divides Lot 3 from its flag. Remove this line.

3. COMMENT: See comments from DTM/ROW which will require a redesign of the proposed lots to address.

4. COMMENT: A 45-foot wide ingress and egress easement is proposed along the full width of the three flags for lots 2, 3, and 4. The width of this easement is not permitted as it would allow the easement to provide access to more than two single-family residences, which is not permitted per UDC Section 7.8.4. Based upon the proposed development on the site, the City of Tucson may require access to be developed to street standard to serve the potential density of development on the lots.

5. COMMENT: The 30' section tie line to the point of beginning is missing a bearing.

Tucson Electric Power Co., (TEP) has reviewed and approves the final plat for Elvira Addition, Lots 1-5, submitted on August 28, 2025.



Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans including electrical load and offsite

improvement plans to determine how TEP will serve this development. If easements are required for new TEP facilities, they will be obtained by separate instrument.
