Site Zoning Standard REQUIRES RESUBMIT 1. COMMENT: Please also see related comments from Site Zoning provided on the review for TD-DEV-0126-00003.

2. COMMENT: The related development package, TD-DEV-0126-00003, requires the vacation of numerous existing easements, none which are shown to be vacated on this plat document.

It is the option of the customer to choose to have this DP function as a tentative plat in support of a final plat document like that already submitted. If so, approval of this DP will be required before approval of the land division (plat) document can be provided and recorded.

If the customer chooses to proceed with separate submittals, the vacations of the easements must be included as part of the land division and it must first be approved before this DP can be approved.

3. COMMENT: A new public pedestrian access easement or dedication may be necessary along at least the east 7’ of proposed Lot III’s flag pole as access through this area is required to travel from the public ROW along Broadway back onto the pedestrian paths on parcel 117-20-016C, owned by the City of Tucson. If an easement already exists, please show this on the easements sheet and provide a recordation number; if not, please indicate one is to be established. Please contact DTM-ROW Engineering to discuss in greater detail, including guidance regarding any potential requirement to dedicate.

DTM-ROW indicates that they will likely require a public pedestrian easement to be granted over the proposed pedestrian bridge since it provides an alternative means of travel between right-of-way points on Broadway.

4. COMMENT: Please clarify the purpose of the pole of the flag for Lot III since it insufficient to provide vehicular access due to width and terrain.

5. COMMENT: Per UDC AM 2-07.5.1.E.1, provide a subdivision name. Currently, the plat states “A Minor Subdivision for Hotel Arizona”, which describes the action, rather than function as a distinct subdivision. The subdivision name may just be “Hotel Arizona”; in this case, remove “Minor Subdivision for…”

6. COMMENT: Correct the title block to state “Being a resubdivision of a portion of…” rather than “Being a minor subdivision of a portion of…”.
