Consideration by the COT DTM should be exercised in determining if Off-Site improvements would be required. Internal circulation appears to be restrictive as well. Per Sec 10-01.3.3 of the Technical Standards Manual, a pedestrian circulation path will have to be provided along the development's street frontage as specified in Sec. 10-01.4.0, this includes bringing the curb access ramps at the SE corner of Ajo Way and Park Ave and at the west side of the eastern driveway into compliance. 2. 03/07/2025 Site Engineering Standard REQUIRES RESUBMIT 1. There are several parking areas proposed with no pedestrian circulation nearby. Per TSM 7-01.4.1.D sidewalks must connect all areas of the development. Please add sidewalks, pedestrian crossings, and/or pedestrian refuge areas to provide safe access from all parking areas to the buildings. 2. On the utilities plan sheet please add "new utility service connections by separate permit" where applicable. 3. Please provide the slope for the proposed areas of grouted riprap slope stabilization. Please explain or provide more information as to why certain areas along this southern property line are proposed to have slope stabilization and others are not. Please explain why no slope stabilization is provided adjacent to the retention basin south of the proposed grouted riprap and waste enclosure. 03/07/2025 Site Landscape Standard REQUIRES RESUBMIT CDRC TRANSMITTAL PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: TWO NEW FOOD SERVICE BUILDINGS ACTIVITY NO: TD-DEV-1224-00346 ADDRESS: 1070 E AJO WY ZONING: I-1 LIGHT INDUSTRIAL ZONE LAND USE: COMMERCIAL This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Even though the plans indicate that existing natives and other plants will be utilized within the design, we would still like to see a NPPO Waiver for our records with this project. 2. As a standard practice, a few spot elevations on the CRWHP at the bottom of basin and basin curb cut inlets and outlets that match the civil grading plan for coordination between the plans should be included. It is noted to see the civil grading plan for grading information, which is good. For redundant clarity adding a few spot elevations in key locations as a quick reference for the contractor and inspectors will be helpful. 3. The basin in the southeast corner has Ocotillo and Barrel Cacti at the bottom. Will the Barrel and Ocotillo survive if they sit in too much standing water during Monsoon? If you think that these plants shown in the depressed area will be okay, then can the other areas (2C, 1H, 1I and 1J) be depressed and coordinated between the CRWHP and the Civil Grading Plan? Or should the Barrels and Ocotillo be moved toward the top edge of the basin? 4. Make sure all trees are placed so that they don’t have a conflict with any utility lines. The street landscape border trees along Ajo may be a little close to some utility lines (middle Texas Ebony). If you feel that Texas Ebony stay small enough in stature and won’t affect the new water line, then I am okay with its proximity. 5. Can a leader callout be added to the planting plan to see detail G – Depressed Landscape Area for contractor reference. 6. Can the note be added to the tree planting detail about multi-trunk trees not needing to be staked if it is standing upright once the nursery stake is removed? 7. Can all reference to screened rock also indicate that the rock will be washed. The wording “washed screened rock” will help with any miscommunication between what is approved on the plans and what is implemented on site. There have been instances out on completed project sites where the quantity of fines in the rock mulch have been very high and not meeting the intent of how the rock mulch should function and appear aesthetically. This is a general recommendation. If this is something that you’re not comfortable specifying, it is okay to spec the screen rock as you have it currently. 8. Provide the development package case number, TD-DEV-1224-00346, adjacent to the title block on all sheets. 2-06.4.3 9. Development Package (1st Review) TD-DEV-1224-00346 TRANSMITTAL DATE: January 21, 2025 DUE DATE: January 23, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal.
