Relocate the enclosure where it can be directly accessed from the PAAL. Provide waste stream calculations per TSM 8 using warehouse waste generation rates. Provide details of the waste enclosure and show compliance with TSM 8. 3. Detail G on sheet 7 shows a cross slope of 4.9% along the direction of travel for pedestrians, right where the ADA parking spaces are located. The maximum cross slope for ADA compliance is 2%. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Add the landscape plan set to the overall development package for the next submittal so that the plans can be approved as one compiled set. 2. Add reference callouts to the civil plans for the new 5’ masonry screen wall detailing. 3. Can landscape note number 10 on sheet 16 of 20 (dust control) reference the rock materials note with regard to screened rock? Possibly note the screened rock that is spec’d under rock materials note instead of decomposed granite. 4. Your elevation callouts at the bottom of the WHIA, inlets and outlets are perfect. Add a bold general note to the CRWHP sheet 22 of 26 that refers to the civil grading plans for all detailed drainage and basin construction including slopes, spot elevations, contouring, curb cuts, downspouts, splash pads, erosion control measures, etc. 5. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 16, 2026. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.12 – The sheet index shows 26 sheets but only 13 were submitted. 2-06.4.0 CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.2.D – The total number of sheets shown on the plans is 26 but only 13 were submitted. 3. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1224-00333, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 4. COMMENT: 2-06.4.7.A.6.a – The UDC Articles for the Major Streets and Routes listed under Zoning and Land Use Note 6 is not correct. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 5. COMMENT: 2-06.4.8.B – The “16.0’ EX ELECTRICAL ESMT TO BE ABANDONED” will need to be abandoned prior to approval of this DP. Zoning acknowledges that the plans show a “16.0’ EX ELECTRICAL ESMT TO BE ABANDONED BY SEPARATE INSTRUMENT PRIOR TO CERTIFICATE OF OCCUPANSY ISSUED FOR BUILDING”, but as there are no building plans if review for this site Zoning cannot put a hold on the C of O. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking detail does not address UDC Articles 7.4.9.B.1.a, .e, & 7.4.9.B.2 .f. 7. COMMENT: 2-06.4.9.o – As the code is not clear after discussion with staff, Elisa Hamblin Zoning Administrator, the provide perimeter yard setback listed for Interstate 19 is not correct and should be listed as 10’-0”. 8. COMMENT: 2-06.4.9.U – Rezoning condition 6 was not addressed correctly. Provide a copy of the required recorded cross-access agreement with the next submittal.
