Site Engineering Review Comments:
1. The keynotes across the plan set sheets for the previously called-out SVTs were not updated to account for the revision to measurements from previous comment #1 – Revise accordingly.
2. After further review regarding the proposed roundabout at the site entrance to Kino Parkway, the detail for maneuverability is deemed insufficient in demonstrating compliance with Maneuverability standards as found through TSM 8-01.5.3.E. The roundabout depicted on the grading/paving plan has a central island radius of R8' and an outer circulatory radius of R28', yielding an approximate Inscribed Circle Diameter (ICD) of 56 feet. This dimension does not appear to provide adequate maneuverability for City of Tucson Environmental Services, automated side-loader collection vehicles, which require a substantially larger ICD to navigate the circulatory roadway without the use of backing movements. Additionally, the entry and exit radii (R17' and R18') appear insufficient to accommodate the turning path of ES collection vehicles. It will be required that the roundabout be enlarged to be compliant, which may include using a truck apron for the center circle.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 11, 2025.


SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

1. Comment: Previous Comment 1 was not fully addressed. Zoning acknowledges the Consolidation Request Form; however, proof of approval is required. Please provide the recordation information, or correspondence with the Assessor’s Office stating that the lot combo will be approved.
