2. Are sight visibility triangles required at the intersections within the development, or are they only required at the major street entry and exit points of the development?

3. All other comments provided by the previous site landscape reviewer have been satisfied. Once the full plan set is compiled with the Erosion Control Plan, then site landscape will approve the landscape plans.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 22, 2025.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)


2-06.4.2.B - A brief legal description and a statement as to whether the project is a re-subdivision are to be provided. On re-subdivisions, provide the recording information of the existing subdivision plat;

1. COMMENT: 2-06.4.2.B – A separate land division permit for these parcels – TD-DIV-0124-00001 – was separately submitted for a block plat. What is the intent, or phasing, for this block plat permit in relation to the current tentative/final plat submittal?


2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.

2. COMMENT: 2-06.4.9.R – Connectivity between pedestrian circulation paths is inconsistent. For example, pedestrian circulation along both side of Bergman St. abruptly end at Astaire St and do not connect to pedestrian circulation in Common Area B-3. No connectivity exists between the pedestrian circulation at south of Pad 46 (and north of Pad 3) across Bergman St to the nearest sidewalk. In addition, paths perpendicular to Newman Ln on its north and south sides end at the street and no connectivity is provided to each other; this pattern is repeated across the development. No pedestrian circulation is provided to the parking area on the south end of Common Area B-3 or to the gang mailbox on Lombard Ln. If none is proposed, incorporate the request for additional relief from TSM Section 7-01.3.3 in a revised TSMR.
