It appears this DEV has not received comments, I apologize for the delay.
In a DP prior to this, DP20-0039, the developer was made aware of potential future ADOT activity along the corridor, however, ADOT does not have funding to purchase R/W, so nothing came of it.
The Developer/owner should already be informed of a DCR (Design Concept Report) which will have impacts on the Property in the future.

11/06/2023 External Reviewers - Tucson Airport Authority REQUIRES RESUBMIT November 4, 2023 Planning and Development Services City of Tucson 201 North Stone Avenue Tucson, AZ. 85701 RE: TD-DEV-1222-00061, New 52,000 SF School Building / 3300 S Park Ave, Tucson, AZ 85713, Received October 10, 2023 To whom this may concern, Thank you for the opportunity to comment on TD-DEV-1222-00061, the development plan for a new 52,000 SF School Building at 3300 S Park Avenue. This development is located in the S.W. quarter of the N.W. quarter of Section 30, Township 14S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 132-13-075B, covers approximately 2.66 ± acres, and is zoned as Planned Area Development 15 (PAD-15). The nearest major roadway intersection is South Park Avenue and East Tucson Marketplace Boulevard, approximately 1000 feet to the northeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority is requiring a resubmit of this project. These conditions must be included in the plan documents and shall be identified in the general notes section of all future plans submitted to the City of Tucson for review. Please note that Condition #2 does not need to be included on the revised development package if the property owner has already recorded the Avigation Easement over assessor parcel numbers 132-13-075B and 132-13-104B (owned by JTED BRIDGES I LLC and JTED BRIDGES II LLC) in PAD Sub-Area B-IV and the Tucson Airport Authority has confirmed receiving a copy of this recorded Avigation Easement. The Tucson Airport Authority previously commented on the Major Change to PAD-15, comment letter is dated March 9th, 2018, with this comment letter being adopted on Page B7-B8 of City of Tucson Ordinance 11552. This proposed project area is contained within the areas identified by this City of Tucson Ordinance. Conditions of approval: 1. “According to the Federal Aviation Administration (FAA) Notice Criteria Tool, no Notice Criteria are exceeded. Applicants are therefore not required to file FAA Form 7460. However, if the use of cranes is anticipated during development and construction activities, the applicant must file FAA Form 7460 at least 45 days in advance of such use, to provide the applicant with sufficient time to respond to any concerns identified by the FAA. Please file Form 7460 at https://oeaaa.faa.gov/oeaaa/external/portal.jsp.” 2. "That prior to the City's approval of this development package, the property owner shall record the Avigation Easement for assessor parcel numbers 132-13-075B and 132-13-104B (owned by JTED BRIDGES I LLC and JTED BRIDGES II LLC) in PAD Sub-Area B-IV, which discloses the existence, and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property. The Avigation Easement shall be recorded in a manner with the Pima County recorder which shall document it as having title liability. The content of such documents shall be according to the form and instructions provided. The current property owner or person authorized to sign on behalf of the current property owner shall complete, sign, and record the Avigation Easement. Please record the Avigation Easement with the Pima County Recorder’s Office.
