This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is April 16, 2024. 1. COMMENT: 2-06.4.3 – This comment has not yet been addressed. Provide the development package case number, TD-DEV-1023-00435, adjacent to the title block on sheets one through six. 2. COMMENT: 2-06.4.7.A.5 – This comment has not yet been addressed. The site is dual zoned C-2 and MH-1. The proposal exceeds the maximum number of dwellings permitted in the MH-1 zone. A rezoning or waiver process is required to exceed this requirement. 3. COMMENT: 2-06.4.9.H.5.d – This comment has not yet been addressed. Demonstrate how the proposed short-term bicycle parking facilities comply with UDC 7.4.9.C.2. The manager waiver provided does not discuss relief from this standard. 4. COMMENT: 2-06.4.9.I – Ensure an ADOT encroachment permit is obtained.
