COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 24, 2025.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

1. COMMENT: 2-06.4.9.H.5.a - It appears you are modifying the number of parking spaces previously approved on the last approved site plan. Please provide an updated parking calculation that demonstrates the number of spaces provided and required.

2. COMMENT: 2-06.4.9.H.5.a - On the last approved site plan, the area being revised had four (4) ADA accessible parking spaces and the proposed revision does not appear to provide any ADA accessible parking areas. The last approved development package stated there were 54 ADA accessible parking spaces with 51 ADA accessible parking spaces required. According to this information, the site plan of the proposed revision will need to demonstrate at least one (1) additional ADA accessible parking space in this area or demonstrate the parking space is located somewhere else on site. Indicate which parking space will be ADA accessible to meet the minimum required number.

3. COMMENT: 2-06.4.9.H.5.a – provide a detail drawing of a typical parking space and an ADA accessible parking space with dimensions demonstrating compliance with UDC 7.4.6 Vehicle Area Design

4. COMMENT: Correct the "revision 2" date on the title block. It currently read "1/17/2023" and it should be "1/17/2024"
