Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 18, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. COMMENT: 2-06.4.9.A – for the applicants convenience, the parcel is over 2.5 acres and is unsubdivided, therefore the land division can be processed directly with the Pima County Recorders and does not require review by the City of Tucson. 2. COMMENT: 2-06.4.9.O – This comment was partially addressed. Zoning acknowledges the consent of the adjacent property owners to install the carports within the required setback, however, the note on the cover page states the setback proposed setback to the east is 57’ but the site plan demonstrates a proposed carport has a reduced setback.
