Table 7 of the drainage report shows proposed peak flow rates with unknown calculations. Section 3.2 Detention Basin 1 states the basin was analyzed for only onsite flows. The report only provides routing for this basin with offsite flows (O2) included. Table 6 shows Qout values that include the offsite flows for Basin 1. The value for Q100 proposed would be 34.2cfs based on the values shown in this table. Table 7 says the Q100 proposed is 19.4cfs. Additionally, the majority of the flow to this basin is coming from the onsite (D2) flows. No routing calculations have been provided for the onsite condition only. It is not clear how the proposed peak flow rates in Table 7 were calculated, but the values appear to be lower than they should be. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval. 2. Provide the development package case number, TD-DEV-0924-00259, adjacent to the title block on all sheets. 2-06.4.3 3. Show the 25 Barrel Cactus transplant inventory and symbols on the NPPO and show their approximate final placement on the planting plan. I have reviewed the “salvaged barrel cactus to be field located into the landscape border areas.” Add a note to make sure that the barrel cactus are not placed near the bottom of the basins. 4. The southeast corner landscape linework does not match the civil line work. Adjust the fence line to match and revise the planting, irrigation and rainwater harvesting plans to match. 5. Match all line work on the landscape plans to the civil plans. On the landscape plans, the basin outlines and rip rap locations are not matching the civil plans. 6. Landscape border calculation for Valencia has a typo of 3001 linear feet. Update to read 301 linear feet if that is the total linear feet for that border. Should the required 9.12 trees be rounded up to 10 required trees for both the north and south street landscape borders? 7. Revise Hesperaloe parviflora common name to Red Yucca. 8. Indicate with an additional leader for the Old Vail Road street landscape border that it is one single landscape border like it was done at the Valencia Road border to the north. The border is bisected by a driveway. I am fine with calling it one border as long as it has a leader callout saying so. 9. Is the west property line meant to be hydroseed. If so, update the hatch to match the desert seeding hatch in the legend. Also, the hydroseed plant list is missing from the plans. Add the approved list found in the Technical Standards 5-02.6.0 Exhibit 1: NATIVE SEED LIST. 10. A rainwater harvesting basin schematic detail is not a requirement but adding it to CRWHP or to the detail sheet would be a nice addition for construction clarity. 11. There are a few plants located in the ROW along Valencia and along Old Vail. Please reach out to David Marhefka with DTM for approval or move the plants out of the ROW and back within the property limits. david.marhefka@tucsonaz.gov 12. Label the property line on all plans in the landscape plan set. 13. Label the ROW along Valencia Road and along Old Vail Road on all plans in the landscape plan set. 14. The schedule 40 mainline is conflicting graphically with what I believe is the property line and other line work on the irrigation plan sheet 10 of 12. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal.
