The SWPPP shows the "Containment Area" which includes the concrete washout area located outside of the construction site and perimeter control measure. Please locate this within the construction site, or provide additional perimeter control around this area.
2. Table 3-3 of the drainage report shows a value of 140 for the Table 2.1 multiplier for both disturbed and impervious area. Please revise using 1440 for impervious area.
3. On Table 3-6 in the drainage report, the units for infiltration rate are not clear. Please clarify.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0924-00258, adjacent to the title block on all sheets. 2-06.4.3

3. Update the NPPO sheet number from G-1 to N-1.

4. Add the detail #1 to sheet G-1 that is reference in the Native Plant Preservation and Salvage Notes.

5. Remove the preliminary not for construction note over the registrant’s seal. Sign and date the plans prior to site landscape/nppo section approval.

6. Are there plans to revegetate the grading disturbance or the basin area? If so, provide a planting and irrigation plan and pertinent details.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 29, 2025.

Thank you for the opportunity to comment on TD-DEV-0924-00258, the development plan for a
new battery energy storage use at 10000 South Rita Road. This development is located in
Section 4, Township 16S, Range 15E, of the Gila and Salt River Meridian. The development site
occupies parcel numbers 305-01-005A, covers approximately 200.05 ± acres, and is zoned as
Rural Homestead Zone (RH) and Light Industrial Zone 1 (I-1). The nearest major roadway
intersection is South Rita Road and East Old Vail Connection Road, approximately 2,100 feet to
the northeast of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 9/30/2024. There are existing facilities within the development which are
depicted upon the plan. Clearance must be maintained from the 138kv lines and
protect lines and poles in place.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our Land Resources Department,
