Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. If the two trees being removed are protected natives, then they will need to be mitigated at a 2:1 ration to meet the NPPO standard. See UDC 7.7.5 and Table 7.7.5-1 PROTECTED NATIVE PLANTS PRESERVATION CREDIT AND MITIGATION STANDARDS. Provide the required 4 replacement trees for mitigation. If the trees on site are not protected natives, then the replacement will be a 1:1 as is currently shown on the plan. Please verify, note on the plans, and proceed accordingly. 2. Update keynote 13 on sheet C-111. It calls out sheet C-003 but may need to call out sheet C-101? 3. Blue Palo Verde are multi-trunk native trees. Multi-trunk trees don’t require staking unless they are in poor condition. Provide a detail for a multi-trunk tree planting with no stakes and add a note to remove the nursery stake. 4. Include a construction detail showing root barriers for trees located near hardscape areas. See Detail 402 located here: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects. The root barrier can be added to your current tree planting detail. If revising your detail, then add a curbing or sidewalk per the detail referenced above. 5. Include a note on sheet C-111 that calls out how the new trees will be irrigated. Are there currently irrigation lines in the parking area planter? There are water lines shown in the road and a point of connection that indicates that the water line has been tapped and runs to the parking area planter. Add a note that the contractor will field verify the irrigation lines and adjust as necessary to drip irrigate the new Palo Verde trees. Ajo Way Development Package (1st Review) TD-DEV-0924-00254 TRANSMITTAL DATE: December 12, 2024 DUE DATE: December 04, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 14, 2025. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.4 – Remove all references to building codes from sheet C-001. 2-06.3.0 FORMAT REQUIREMENTS 2. COMMENT: 2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet. 2-06.4.0 CONTENT REQUIREMENTS 3. COMMENT: 2-06.4.1 – Provide the mailing address for all contacts listed on sheet C-001. 4. COMMENT: 2-06.4.2.B – Provide a brief legal description within the title block. 5. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) within the title block. 6. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0924-00254, and the rezoning case number, C9-20-07, adjacent to the title block on all sheets. 7. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information. 8. COMMENT: 2-06.4.4.A – The location map shall show the subject property approximately centered within the one square mile area 9. COMMENT: 2-06.4.4.B - The location map shall identify major streets and regional watercourses within the square mile area and all streets that abut the subject property 10. COMMENT: 2-06.4.4.C – Label the Section, township, and range; section corners; north arrow; and the scale on the location map. 2-06.4.7 - General Notes The following general notes are required. COMMENT: 2-06.4.7.A.6.a - As I-10 is designated as an Interstate Route on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 15. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 16. COMMENT: 2-06.4.9.G - 17. COMMENT: 2-06.4.9.H.5.a – As you are removing vehicle parking spaces from the site provide a vehicle parking space calculation that provides the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. 18. COMMENT: 2-06.4.9.H.5.a – Clearly demonstrate that the vehicle parking spaces directly adjacent to the bollards called out under Keynote 17 met the requirements of UDC Article 7.4.6.D.2.b. 19. This development is located in the N.W. quarter of the N.W. quarter of Section 32, Township 14S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 132-19-1570, covers approximately 2,146 ± sq ft, and is zoned as Commercial Zone 2 (C-2). The nearest major roadway intersection is East Ajo Way and South Kino Parkway, approximately 1,320 feet to the northwest of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 1st submittal of this project and is not requiring a resubmittal of this project.
