This development is located in the S.E. quarter of the S.W. quarter of Section 11, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 140-36-3490, covers approximately 1.42 ± acres, and is zoned as Planned Area Development 21 (PAD-21). The nearest major roadway intersection is East Valencia Road and East Littletown Road, approximately 800 feet to the northeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal. COMMENT 8 (from Review #1)
The proposed drywell must meet all 17 requirements for subsurface drainage prior to approval. We do not anticipate this site will meet those requirements. It is recommended that you provide other forms of detention and retention. Call stormwater management to discuss these criteria at 520-429-4905.

Applicant Response: The 17 requirements appearing in the SMDD (10) and the previous DSSDR (1987 version) (7) were studied, and each of the topics addressed in those 17 items have been included in a re-written form within Section 4.19 of the current DSSDR (2014 version as amended by COT). Therefore, it has been concluded that these 17 items have been superseded by Section 4.19 of the 2014 DSSDR, which serves as the City’s current and accepted drywell standards. Each item associated with Section 4.19 has been addressed within this Drainage Report beginning on Page 12.

COMMENT 8.1 The City Drainage Manual requirements have not been superseded as stated in the response. The City Floodplain Administration may be able to consider alternative scenarios, perhaps 24 hr drain down and waiver for retention.
