COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 12, 2024.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. Zoning has acknowledges that the combination is in progress. There are two (2) building permits in review but neither appear that there will be a C of O issued for the Structural Foundation and Superstructure work therefore Zoning is not able to put a hold on these permits. Zoning will revisit this requirement on the next submittal. COMMENT: 2-06.4.9.E – As this site is made up of two (2) parcels, a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form or a letter from the Assessor’s Office stating the combo is approved.

2. This comment was not fully addressed. Provide the dimension from back of spur to walls and fences shown on the plan, UDC Article UDC Article 7.4.6.F.4.c. COMMENT: 2-06.4.9.H.5 – Fully dimension all back-up spurs shown on the plan, UDC Article 7.4.6.F.4.

3. Zoning has acknowledges that the combination is in progress. There are two (2) building permits in review but neither appear that there will be a C of O issued for the Structural Foundation and Superstructure work therefore Zoning is not able to put a hold on these permits. Zoning will revisit this requirement on the next submittal. COMMENT: 2-06.4.9.L – There is a “NEW 15’ X 15’ ELECTRIC EASEMENT” called out on sheet 6. This easement will need to be recorded. Zoning recommends that you remove the “SEQ#_______” reference from the plan so that if needed the requirement for recordation can be placed on a C of O for one of the main buildings.

4. COMMENT: 2-06.4.9.O – Based on sheet C5.1 there are new CMU screen walls, called out under Key note 1, proposed along the north property line that exceed 6’-0” in height. Per UDC Article 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be six feet. One of the following options will need to be complied with: 10 A Design Development Option for wall height will need to be approved, 2) Wall height reduced to 6’-0”, 3) Demonstrate that the walls meet perimeter yard setbacks or 4) Demonstrate that the exceptions listed under UDC Article 6.6.2.I are met.

This is an acceptable request as long as the entire NW corner of the parking lot will be screened in leu of the standard enclosure requirements. Of course, the concrete foundation/pad and bollards will still be required.

Show the requested concrete pad under the bins and bollards on the plans.
