There exists a discrepency in the submitted plans. Parcel # 141165250 was indicated to be abutting proposed plans; however, this is incorrect. Pages 8-9, 11-13, 15-17, 19, 20, and 40 need corrections. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. Note 10 on sheet 2 acknowledges this requirement but it a SWPPP it is not included. 4. Please provide an exhibit from the La Escalera Phase 1 lots 1-219 Drainage Report that shows the design Peak flow rate from La Escalera Park (OFF-1). 5. Please provide a summary table that clearly shows how the value of 18.0 cfs was calculated for the Q100 draining from this project site into retention basin WH-. 6. The hydrology calculations for DON-4 use an impervious percentage of 15%. Based on Figure 4 Watershed Map an impervious area of ~40% may be more realistic. Please review this figure & update accordingly. |

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Remove the 30% preliminary not for construction over the RLA seal prior to landscape section approval of the park plan set. 2. Show the protected native plant nursery on the plans, make a key map for the location if necessary due to its proximity to the park within the subdivision. 3. Update plant names for consistency throughout the plan set, (Parkinsonia and Cercidium). Either botanical name works for me, just make them the same for consistency. 4. Indicate clearly on sheet L9.0b the breakdown of plant type and number of TOS, and Mitigation required. Possibly add an additional chart with this breakdown. This comment is for ease of review and clarity for contractor installation. Currently on the planting legend I see 29 total transplants. 5. Check all the landscape detail callouts. Detail number 7 (concrete turndown) on sheet L6.1 calls out decomposed granite while the leader is pointing at the concrete. Revise plans as necessary for the next review. 6. Other than the above listed comments, the park plans are coordinated and complete. The plans are compliant with the PAD-38 document for landscape and protected native plant standards. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 22, 2025. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp. 2. COMMENT: 2-06.3.12 – The sheet index shown on sheet 1 is not correct and shall include all sheets submitted in the set. The sheet index provided on sheet 6 is not correct and does not include sheets L4.0 – L4.3. Also, clarify why two (2) sets of sheets L4.0 – L4.3 were provided in the drawing set. 2-06.4.0 CONTENT REQUIREMENTS 3. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0824-00231, adjacent to the title block on all sheets. 4. COMMENT: 2-06.4.6 – As this project is located within the boundaries of a PAD-38, include a reduced-scale map of the entire PAD on the first sheet, indicating the location of the portion being developed. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 5. COMMENT: 2-06.4.7.A.6 - Provide a copy of the approved Design Review letter with the next submittal, PAD-38 Part 5.A. 6. COMMENT: 2-06.4.7.A.6.a – Remove Tucson General Note 16 from the plan as this site does not boarder on a street designated on the MS&R map. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 7. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 8. COMMENT: 2-06.4.9.H.5 – Fully dimension the backup spur shown on the plan, UDC Article 7.4.6.F.4. 9. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation that provides the number of required and provided spaces and the ratio used. This calculation shall also provide the number of required and provided accessible parking spaces to include the number or van accessible space required and provided. 10. COMMENT: 2-06.4.9.H.5.a - Provide a standard vehicle parking space detail. 11. COMMENT: 2-06.4.9.H.5.a – The wheel stop location dimension shown on detail 3, sheet 5 is not correct. Review UDC Article 7.4.6.H.3 and provide the correct dimension. 12. COMMENT: 2-06.4.9.H.5.d - Provide a short- & long-term bicycle parking space calculation that provides the number of required and provided spaces and the ratio used. 13. COMMENT: 2-06.4.9.H.5.d – Detail 6 sheet L6.1 does not address 7.4.9.B.1.3, also the space between racks is not correct, UDC Article 7.4.9.B.2.f & Figure 704.9-C, Clearly show the 2’ x 6” parking space on the detail.
