3. Please show with a call out that the taper of the sidewalk north of the driveway where it jogs to toward the curb is 1 : 3, lateral : longitudinal.
4. Please attempt to move the guy wires south of the driveway that are causing the 90 degree turns in the sidewalk. If TEP can move the guy wires, use a 1:3 taper to move the sidewalk to the back of curb as it moves south. If TEP is not able to more the guy wires, include their response in the next response narrative along with a TSMR. Email or call me with questions.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is December 26, 2024.

1. COMMENT: 2-06.3.12 – The sheet index on the cover sheet indicates that the development package drawings consist of eleven sheets; however, only ten sheets were submitted. Clarify this discrepancy.

2. COMMENT: 2-06.4.2.D – The title block on all sheets indicates that the development package drawings consist of eleven sheets; however, only ten sheets were submitted. Clarify this discrepancy.

3. COMMENT: 2-06.4.3 – The incorrect development package case number was provided on the landscape sheets and should be corrected to TD-DEV-0823-00376.

4. COMMENT: 2-06.4.9.H.5 – This comment has not yet been addressed. Per UDC 7.4.6.K, an alley cannot be used as access for this proposal. A Board of Adjustment variance is required to be granted to allow secondary alley access for multifamily development.

5. COMMENT: 2-06.4.9.R – This comment has not yet been addressed. The comment respond letter indicates “the sidewalk across from the dumpster is flush with the pavement and an aisle crossing the PAAL is shown.” However, a continuous pedestrian circulation path to the trash enclosure area is not depicted on the site plan (TSM 7-01.3.3.B).

6. COMMENT: 2-06.4.9.R – This comment has not yet been addressed. Per TSM 7-01.4.1.F, sidewalks or pedestrian refuge areas cannot be located between any motor vehicle parking space and the PAAL providing access to that space. The TSMR request to modify this provision has been denied.

7. COMMENT: 2-06.4.9.T – This comment has not yet been addressed. The proposed metal trash container does not meet the requirements of Technical Standards Manual Section 8-01.0.0. Provide written approval from the City of Tucson Environmental Services relating to the proposed metal trash container.

I don’t see any detail of the concrete pad or bollards as we requested. The bollards will be important to protect the proposed wall and the container from being pushed off the pad.

01/16/2024 TSMR/PDMR - Traffic Engineering REQUIRES RESUBMIT TSMR Request #2: The City Engineer would like the applicant to explore moving the guy wires (on the pole in the south part of the ROW that are in the way of the sidewalk) with the utility company before granting this request. Please either coordinate to move the wires for the sidewalk or document the attempt by uploading supporting communications with TEP.
