Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Label subwatershed #2 on the rainwater harvesting plan clearly. It seems to be hidden behind the drainage structure. The SF number on the plan doesn’t match the budget table. 150,000 on the plan and 125,000 on the table. 2. WHIA-3 should be WHIA-2 per the water budget table. 3. Are the WHIA square footages accounted for in the subwatershed square footage? The subwatershed area should include the area of the WHIA. It should also be shown that way graphically on the plan view. 4. Clearly label the property line/ROW line on all landscape plans. It is hard to decipher if the plants and the WHIA areas are in the ROW along the south property line. If in ROW, then DTM needs to review and approve all landscape items. Adjust as necessary. 5. Remove any reference to minus material in the decomposed granite. Use a sized screened rock. 6. Add some simple spot elevation to the rainwater harvesting plan for contractor reference, IE: WHIA bottom, top of WHIA slope, inlets and outlets. Also add a bold note to the rainwater harvesting plan that refers to the civil grading plan for drainage design. 7. Establish the NPPO nursery location and depict it on the plan. Make sure it is near a water source for temporary irrigation purposes. 8. TOS plants require one additional mitigation plant for every transplant. Update the mitigation quantity for barrel cacti. See Table 7.7.5-1 Mitigation ratio for TOS. It appears that the Foothill Palo Verde have PIP credits to offset any mitigation. Double check that number. Thank you. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 29, 2026. List the applicable rezoning file number and conditions of approval. Also place the C9-__-__ (if applicable) and the plan/plat file numbers in the lower right corner of each sheet. 2. COMMENT: Per the 2-06.4.7.A.3 standard, add the Proposed Zoning is L-1, the applicable rezoning file number TP-ENT-1023-00038 and conditions of approval in the general notes section. Zoning could not locate the conditions of approval in the general notes as requested via TP-ENT-1023-00038. Provide missing information. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 3. COMMENT: Between reviews, zoning observed the proposed use has changed from Storage Use Group / Personal Storage to now being proposed as Outdoor vehicle parking and recreational vehicle storage, a definition that does not exist in the Tucson UDC. Per the approved TP-ENT-1023-00038, label the proposed use as Storage Use Group / Commercial Storage. 4.
