Site Engineering Comments: 1. It is shown that a trash enclosure detail is provided on sheet 3, but there appears to be no callout or representation of where this enclosure if proposed. Provide callout/keynote showing the enclosure for the site. Ensure to show the required 14x40 required clear space in front of the enclosure. 2. Show that the inside slab of the trash enclosure slopes 1% towards the gate and the ramp slopes 2% away from the enclosure on the grading plans in compliance with Technical Standard Manual 8-01.9.0 Figure 3. Tucson, AZ 85756 Development Package (3rd Review) TD-DEV-0725-00197 TRANSMITTAL DATE: 12/9/2026 DUE DATE: 12/5/2025 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 29, 2026. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) CONTENT REQUIREMENTS 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. Zoning and Land Use Notes 2-06.4.7.A.3 - If the plan/plat has been prepared in conjunction with a rezoning application, add the following note next to the existing zoning note: "Proposed zoning is ____." List the applicable rezoning file number and conditions of approval. Also place the C9-__-__ (if applicable) and the plan/plat file numbers in the lower right corner of each sheet. 1. COMMENT: 2-06.4.7.A.3 – Follow up to previous comment 2. Please list as a general note all conditions associated with the rezoning, not just the case number. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2-06.4.9.A - Draw in all proposed lot lines with approximate distances and measurements. 2. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 14103038B and 14103036B, a lot combination is required. Either provide the approved lot combination request form or a recorded Covenant Regarding Development and Use of Real Property with your next submittal. Contact Pima County for the Combo Request. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm. 3.
