Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is , 20 . COMMENT: 2-06.4.3 - Provide the development package case number, TD-DEV-0725-000184, adjacent to the title block on each sheet. 2-06.4.6 - If the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 2. COMMENT: 2-06.4.6 – Demonstrate the area covered by the PAD 14 document on the key plan, or on a separate map. 2-06.4.7.A.8.b - Percentage and area in square feet of building and accessory building coverage; 3. COMMENT: 2-06.4.7.A.8.b – Provide requested information. 2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; and, 4. COMMENT: 2-06.4.7.A.8.c - Provide requested information. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. Provide, as a note, calculations for short and long term bicycle spaces required and provided. 6. COMMENT: 2-06.4.9.H.5.d – The current PAD 14 document, in section C-6.c., indicates that bicycle parking requirements will be per the Land Use Code (LUC). The LUC is now the UDC and under the LUC, an administrative and professional office use requires at minimum two long-term bicycle parking spaces. The parking calculations table indicates that none are required. Correct this calculation and show on plans where the long-term bicycle parking will be provided. This development is located in the S.E quarter of the S.E. quarter of Section 14, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 140-39-052F, covers approximately 45.42 ± acres, and is zoned as Planned Area Development 14 (PAD-14). The nearest major roadway intersection is East Los Reales Road and South Craycroft Road, approximately 1,400 feet to the southwest of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the project and is not requiring a resubmittal of this project.
