Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Ensure that Design Review comments regarding Rio Nuevo Area Design Review Board are addressed prior to landscape section approval. 2. What are the species of proposed trees in the patio area? Add a planting legend with the tree types and sizes to be provided on the site plan. 3. Indicate whether the trees are to be in raised planters, or at grade in the patio area. If in raised planters, please provide a detail to show how the planter is constructed and its connection to the hardscape. Also, include a tree planting detail for at grade within the hardscape area along with a construction detail showing root barriers for trees located near hardscape. If not, and an automatic drip irrigation system is going to be needed for the trees, then add the lines with sleeves under hardscape areas on the plan and add notes for the contractor regarding point of connection and implementation of the drip emitters to the proposed tree planting areas. Add any other applicable irrigation details for the contractor’s installation needs, IE: controller type and location, etc. 5. 09/27/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Bata Garden Development Package (2nd Review) TD-DEV-0724-00207 TRANSMITTAL DATE: September 27, 2024 DUE DATE: September 28, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 22, 2025. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes Table 4.8-5 1. This comment was not addressed correctly. Per UDC Table 4.8-5 Food Service: Excluding Soup Kitchen use with Alcoholic Beverage Service as an accessory use the table shows that Use Specific Standards 4.9.4.V.1-2 and 4.9.4.C.3 apply. Provide the applicable Use Specific Standards within the note. COMMENT: 2-06.4.7.A.4 – The Use Specific Standards listed under proposed use are not correct. Review UDC Table 4.8-5 and provide the correct Use Specific Standards for a Food Service: Excluding Soup Kitchen use with Alcoholic Beverage Service as an accessory use in the I-1 zone. Also, remove the reference to C-1 zone from this note. 2. Until approved by RNA Design Review Zoning cannot approve this plan. COMMENT: 2-06.4.7.A.6 – Historic and RNA must be approved prior to approval of the DP. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. Until approved by RNA Design Review Zoning cannot approve this plan. COMMENT: 2-06.4.9.O – Per UDC Article 6.4.5.C.2.b the required street perimeter yard setback from the proposed covered patio to 7th Ave. is 20’-0”, proposed setback appears to be 0’-0”.
