This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. During the Design Review Board presentation a comment came up about the use of palo blanco and desert willow and cold hardiness. The desert willow has a cold hardiness of 0 degrees, so they are fine to be used on this project. In my research and experience the palo blanco cold hardiness is around 25 degrees and will probably not survive some of our colder stretches here in Tucson. Provide an alternative tree species for the palo blanco.

2. Once the approval from DTM and David Marhefka has been acknowledged and the documentation is attached to the submittal, then all my comments will have been adequately addressed.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 21, 2025.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)


1. COMMENT: Please ensure the maximum building height on the development package is consistent with the design packet (SD-0824-00083) and the building permit (TC-COM-1024-02027).

2. COMMENT: Please correct the parking calculation on the cover page to state there are 19 off-site parking spaces. The Manager Waiver states there are 19 off-site parking spaces, and the site plan demonstrates 19 off-site parking spaces.


3. COMMENT: 2-06.4.9.H.5.a - Please provide screening along the western and southern boundary of the parking area. Per UDC 5.12.8.F parking must be in a parking structure with the ground floor of the parking structure screened from view. Per UDC 5.12.8.F.4.a parking may be located on a surface parking lot if it is recommended by the Design Professional and determined by the PDSD Director to be impracticable to be located elsewhere and other options are not available. The Design Professional and the PDSD Director will look more favorably on surface parking in the Greater IID.
