04/29/2024 | Site Zoning | REQUIRES RESUBMIT | Plans Coordination Office FROM: Loran Shamis PDSD Zoning Review Section PROJECT: 926 N 2nd Av – multifamily development Development Package (3rd Review) TD-DEV-0723-00304 TRANSMITTAL DATE: April 29, 2024 DUE DATE: May 19, 2024 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 19, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. COMMENT: 2-06.4.7.A.6 – The site is within the West University Historic Preservation Zone (HPZ) and the HPZ designation is an overlay zone superimposed over underlying zoning. Zoning cannot approve until Historic and SD-0723-00076 are approved. 2. COMMENT: 2-06.4.9.A – Provide documentation that the lot combination is being processed through Pima County Assessor with the next submittal. 3. COMMENT: 2-06.4.9.H.5.a – The EV parking calculations are correct, however per UDC 7.4.11.B.2 one of the electric charging spaces must be accessible compliant, these spaces are accessible electric vehicle charging spaces, not ADA parking spaces; therefore, the ADA Van accessible parking space must be separate from the electric vehicle equipment. The EV parking space to the north of the ADA parking space aisle can satisfy this requirement and the EV capable space must be relocated from the ADA van accessible space to count towards the EV parking requirement. 4. COMMENT: 2-06.4.9.H.5.a Demonstrate there is a barrier along Jacobus Avenue adjacent to 927 N Jacobus and the public alleys to the north and south to prevent vehicles from damaging any adjacent landscaping, walls or buildings and /or driving onto unimproved portions of the site (UDC 7.4.6.H) Barriers can include post barricades or wheel stop curbing. 5.
