This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards. The following comments must be addressed prior to approval. To help facilitate a timely resubmittal, please provide updated plans and calculations along with a written response to each comment, indicating what action was taken and where the change can be found on the plans. Do not use revision clouds on resubmittal drawings — clouds are reserved for post-permit revisions only. Submit your response letter and updated plan set & reports as separate files. Previous comment #15 – The Downspouts referenced by keynote #19 (Sheet CI101) shown at the Southern side of the new MILL ROOM impacting the pedestrian area will be required to be revised. [TSM 7-01.4.1.E & 7-01.4.3.E] 2. Previous Comment #16 — The report does not demonstrate drain-down compliance for the proposed basins as required by DSSDR Section 4.5. The calculations in Section 7.1.3 of the drainage report do not demonstrate compliance with the following requirement: the maximum storage time for a basin intercepting runoff from a watershed up to 10 acres in size is 12 hours. [DSSDR 4.5]. Revise the design to reduce the storage time to 12 hours or less. Because the drainage report shows the site providing nearly three times the required retention volume, reducing basin volume to meet the drain-down requirement should not create any other compliance issues. 3. Previous Comment #28 – Not addressed. Include within the purpose section the objectives of the report, which should include a. Provide detailed calculations for onsite conveyance improvements b. Provide calculations for first flush retention and critical basin detention drainage requirements. |
