This development is located in the S.W. quarter and the S.E. quarter of Section 19, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 140-43-013B and 140-43-013D, covers approximately 8.427 ± acres, and is zoned as Heavy Industrial Zone (I-2). The nearest major roadway intersection is South Nogales Highway and East Hermans Road, approximately 1000 feet to the southeast of the subject development. This site does lie within FAA Part 77 airspace. Below are the responses the FAA Pre-Screening Tool generated for this project: 1. Based on the information you provided, you are required to file notice with the FAA. You must submit notice at least 45 days before the start of the proposed construction or alteration or the date an application for a construction permit is filed, whichever is earliest. 2. Note: If you propose construction or alteration that is subject to the licensing requirements of the Federal Communications Commission (FCC), you must submit notice to the FAA on or before the date that an application is filed with the FCC. Visit FCC Licensing to learn more. The Tucson Airport Authority is requiring a resubmittal of this project to include the below condition. 1. “According to the Federal Aviation Administration (FAA) Pre-Screening Tool, this project area is located on an airport. As this project develops, all applicants must file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns identified by the FAA. Note also that cranes to be used during all development or construction activities must also be identified with Form 7460. COT/TFD adopted the 2024 IFC. -New building 919 exceeds 30' height which requires aerial fire apparatus access roads. Provide all requirements for aerial access per IFC appendix D105. This is also required for the future buildings. -Provide building construction types for future buildings to determine fire flow requirements per IFC appendix B, table B105.1(2). It's possible you will need more than one fire hydrant. -Future buildings do not appear to have hydrant coverage. IFC 507.5.1, fire hydrant shall be located within 600' of all exterior portions of the building. Show all hydrants and distances to furthest point of the buildings. You may be required to add an additional hydrant to meet the required distance. -Fire apparatus access roads shall extend to within 150' of all portion of the buildings.
