Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Due to recent issues with landscape material suppliers, we are asking that the reference to “MINUS” decomposed granite be replaced with “SCREENED” rock. There have been a surplus of the minus/fine material and not enough rock, and this is not meeting the intent of the landscape rock for dust control, maintenance issues and aesthetics. Coffee - 5735 S TUCSON BL Development Package (3rd Review) TD-DEV-0624-00187 TRANSMITTAL DATE: February 27, 2025 DUE DATE: February 27, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 15, 2025. 2-06.4.0 CONTENT REQUIREMENTS 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not addressed correctly. Provide the use specific standard listed below for the food service use. The use should be listed as Food Service: Excluding Soup Kitchen subject to Use Specific Standard 4.9.13.Q. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. “DRIVE THROUGH COFFEE SHOP” is not a use classified in the UDC. Review UDC Table 4.8-5 and provide a use classified in the UDC and provide all applicable Use Specific Standards. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. Then land split will need to be approved prior to approval of this DP and is a separate submittal. COMMENT: 2-06.4.9.A – Sheet 4 you show a “PROPOSED PROPERTY LINE”. Clarify what you are proposing and if this is some type of landsplit/subdivision, the process will need to be completed prior to approval of this DP. 3. This comment was not addressed correctly. The calculation shows 1 BIKE PARKING under the required but the correct number would be 2 required. Also, under Bicycle Parking spaces provided you list “SHORT TERM: 5 BAKE PARKING TOTAL = 5 BIKE PARKING”, but under Keynote 21 sheet 6 there is only 1 bike rack which equates to only 2 bicycle parking spaces, see UDC Article 7.4.9.B.2.d. COMMENT: 2-06.4.9.H.5.d – The bicycle parking space calculation shall include the number of required and provided short- & long-term bicycle parking spaces. 4. Zoning acknowledges that you proposed to eliminate the required sidewalk out to Drexel Rd. and have submitted a TSMR application. A TSMR may only modify the standards not eliminate a requirement. The TSMR will need to be approved prior to approval of this DP. COMMENT: 2-06.4.9.R – Clearly demonstrate that the requirements of TSM Section 7-01.4.1.A are met.
