CHECKLIST FOR MINOR DEVELOPMENT CHANGES TO EXISTING COMMERCIAL/INDUSTRIAL SITES

Purpose
This standard has been prepared for the purpose of informing applicants of the submittal and review requirements for minor changes to existing commercial sites to assure proper and adequate information is presented in a consistent manner, thereby providing the basis for an efficient and timely review. The minor revisions to existing commercial sites are prepared in support of applications for building permits and related reviews.

The information that is requested establishes the basis upon which the project will be approved and could affect what is required of the property in the future, should there be a proposal for expansion or for a different use of the property. This standard does not waive any applicable city regulations or codes.

Applicability
This standard shall be used for minor changes to existing commercial sites such as but not limited to; expansions less than 25% in square footage of land area, floor area, lot coverage, or vehicular use area, modification to accessible vehicle parking, parking area restripe, etc. Applicability to be determined by Zoning and/or Engineering review staff via email or at PDSD review counter.

APPLICATION SUBMITTAL REQUIREMENTS

Resubmittals of development packages require a comment response letter that details how all previous comments have been addressed. Provide the same number of copies of the comment response letter as plans provided.

1. COMMENT: Update the sheet index and the sheet numbers.

2. COMMENT: Remove reference to any firm or professional that is not involved in this proposal. Remove the revision description and registrant stamps that were from the previously approved development package.

3. COMMENT: Provide a note with the floor area of the proposed structure.

4. COMMENT: Percentage of gross floor area, land area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included. Include the gross floor area of the proposed high tunnel and storage shed in the expansion calculation (UDC 7.4.3.E).

5. COMMENT: Zoning cannot verify the minimum setback requirements are being met. Please include the distance from the proposed structure to the property line. The minimum setback requirement for R-3 for nonresidential uses adjacent to a nonresidential zone is the greater of 10’ or ¾ the height of the proposed structure wall.

6. If the proposed structure does not meet the minimum setback requirements, per UDC 6.6.2.D a detached accessory structure may be built to a parcel line with the consent of the adjoining property owner(s). To demonstrate consent of the adjoining property owner, include the following language on the site plan along with the property owner’s signature:

“My name is ____ and I am the owner of the property located at _________. I have reviewed the site plan and I have no objection to structure being located or constructed ___ feet from the property line as depicted on the site plan.
Signature: _______
Date: ________”

7. COMMENT: Provide the height of the proposed structure. The maximum height of a greenhouse is 12 feet in a residential zone (UDC 6.6.5.D.5).

8. COMMENT: Cover up the approval stamp from the previously approved development package.

9. COMMENT: Remove the previous development package case number and replace it with the current activity number – TD-DEV-0624-00175.
