COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 19, 2025.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not addressed correctly. UDC Article requires a 1’ setback from the drive-through lane the structure, i.e. the building. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.2.a.(2) are met for the proposed drive-through.

2. COMMENT: 2-06.4.9.H.5.a – Base don the discussions with staff, Zoning Administrator Elisa Hamblin, the following comment applies. Based the reciprocal easement that allows shared parking and the fact that you are removing 32 spaces from the site you will either need to 1) provide an overall vehicle parking space calculation for the entire site that clearly demonstrates that the minimum number of spaces area provided or 2) provide the current 59 space on the proposed site plan. If you elect to show that the entire site meets parking requirements, the calculation shall list all uses and parking ratios.

3. The provided number of short-term bicycle spaces provided is not correct and should be 4, see UDC Article 7.4.9.B.2.d. . Per UDC Article The required number of long-term bicycle parking space is not correct and should be 2. COMMENT: 2-06.4.9.H.5.a – Provide a short- & long-term bicycle parking space calculation on the plans that provides the number required and provided.

4. This comment was not addressed. COMMENT: 2-06.4.9.Q – Provide the square footage, and the specific use proposed within the footprint of the building.
