It has been determined that the submitted plans do not provide sufficient information to complete a plan review. The following items need to be addressed prior to re-submittal. 1. Review the Checklist for Minor Changes to Commercial/Industrial Sites found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf, and provide all required notes and calculations. 2. Remove sheets 3 – 7 from the DP set as they are not site related and will not be reviewed during the DP review and will require a separate submittal for a building permit. 3. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-3 Zone, Nonres Use to Res or Nonres Zone the required perimeter yard setback to the north property line is 10’-0”. At a minimum a setback waiver from the property owners to the north will be required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
