Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Should a few drainage vents be added at the base of the 30” screen wall on details 5 and 7 on sheet L301 in case of Monsoon overflow at the impervious asphalt area west of the vacuum stalls. 2. The NPPO Exception waiver form and letter was not included with the submittal. Please include the waiver with the next submittal. 3. Development Package (1st Review) TD-DEV-0525-00144 TRANSMITTAL DATE: July 9, 2025 DUE DATE: July 9, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 15, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide the phone number and email address for the Owner listed on the 1st sheet. 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0525-00144, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.6.a – Clearly demonstrate that the requirements of UDC Article 5.3.6.B are met. 4. COMMENT: 2-06.4.7.A.1 & 2-06.4.7.A.3 – Provide a general note stating: "Existing zoning is C-1, proposed zoning is C-2." 5. COMMENT: 2-06.4.7.A.3 – Provide the rezoning case number, TP-ENT-0324-00008, adjacent to the title block on all sheets. 6. COMMENT: 2-06.4.7.A.4 – Clarify what the proposed use is. The other Mister Carwashes approved within the COT have be classified as Automotive: Minor Service and Repair, Self Service. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 7. COMMENT: 2-06.4.8.B – Provide the recordation information for all existing easements shown on C100. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. COMMENT: 2-06.4.9.H.5.a – Until comment 6 is addressed Zoning cannot verify vehicle parking requirements. 9. COMMENT: 2-06.4.9.H.5.a – The mounting height shown for the accessible sign is not correct. Per City of Tucson ParkWise the mounting height requirements for accessible parking space sign shall be, 60” when wall mounted or 84” when located within a pedestrian circulation path. 10. COMMENT: 2-06.4.9.H.5.d - Until comment 6 is addressed Zoning cannot verify vehicle parking 11. COMMENT: 2-06.4.9.H.5.d – The bicycle parking space calculation shall show the number of required and provided short & long-term bicycle parking spaces. Also, if bicycle parking is required and provided a detail clearly demonstrate that all requirements of UDC Article 7.4.9 are met 12. COMMENT: 2-06.4.9.L – As access is proposed across parcel 133-38-005E to the south some type of easement or agreement is required. Provide a copy of the recorded easement or agreement with the next submittal. 13. COMMENT: 2-06.4.9.O – Remove the reference to “10’ BUILDING SETBACK” shown on the plan as UDC Article 6.4.5.C.2.a does not apply to this site as UDC Article 5.3.5.A.2 apply to this site. 14. COMMENT: 2-06.4.9.O – Based on the 32’ building height listed under Building Information the 90’ Scenic Corridor Building Setback shown on the plan is not correct and should be 96’, UDC Article UDC Article 5.3.5.A.2 15. COMMENT: 2-06.4.9.Q – Provide the square footage, specific use proposed within the footprint of the building 16. COMMENT: 2-06.4.9.U – Per Rezoning Condition 9 the building height is limited to 30’ but under Building Information you list the height as 32”.
