SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Is there supposed to be ADA access from the stabilized path to the 3 ingress/egress points at the north side of the building? If so, provide spot elevations and detailing for how the path will connect to the concrete pads. 2. Include an aerial photograph and some on site photos with the NPPO Waiver. The NPPO Waiver included with this submittal is dated and references the Land Use Code (LUC). Reach out to my email and I will provide an updated Unified Development Code (UDC) version for your use. 3. Sheet L-1 keynote (3) calls out new concrete hardscape and sheet AB-1 keynote (1) calls out stabilized inert material, ¼” decomposed granite. The stabilized decomposed granite has already been installed. Update the plans for consistency. Run QA/QC throughout the entire plan set to ensure consistency. 4. It is understood that 30 inch or less vertical drop from the edge of path does not require a handrail or barrier. Some of the raised stabilized decomposed granite paths have a narrow planting gap between the Corten steel wall and the steel fence. Can additional handrails or decorative steel screen fence be added to these areas for safety? 5. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 19, 2026. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.3.0 FORMAT REQUIREMENTS 2-06.3.11 - A key plan (if provided) shall be located on the first sheet. Provide a key plan that shows the entire site and the project's location within it. 2-06.3.12 - An index of sheets in the development package shall be provided on the first sheet.
