Also include the irrigation sleeving detail found on the CoT website here: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects. Use any of the details found within the link to complete the development package. 3. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. Reach out to David Marhefka for review and approval of the landscape and irrigation plans, (david.marhefka@tucsonaz.gov). Once reviewed, DTM will provide a letter, or email corresponding with their requirements or approval. Include the correspondence with your next submittal. 4. Label existing and future ROWs along all streets as well as interior property line on all plans in the development package. 5. Label sight visibility triangles on the planting plan. 6. Add the street names to the plan set, (E 36th St and S Forgeus Av). 7. Provide the development package case number, TD-DEV-0525-00140, adjacent to the title block on all site landscape sheets, per Administrative Manual 2-06.4.3 8. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 19, 2026. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.3.0 FORMAT REQUIREMENTS 2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet. 1. COMMENT: 2-06.3.7 – Relocate the project location map as noted by the standard above. 2-06.3.8 - The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. 2. COMMENT: 2-06.3.8 – Add the information as noted by the standard above on all plan sheets that include the site. 2-06.3.11 - A key plan (if provided) shall be located on the first sheet. 3. COMMENT: 2-06.3.11 – Provide a key plan as noted by the standard above. 2-06.3.12 - An index of sheets in the development package shall be provided on the first sheet. 4. COMMENT: 2-06.3.12 – List the page number of each sheet listed under the document directory (sheet index). CONTENT REQUIREMENTS 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines. 5. COMMENT: 2-06.4.1 – Provide all the information as noted by the standard above for the owners and any registrants associated with this document. 2-06.4.2 - The title block shall include the following information and be provided on each sheet: 2-06.4.2.B - A brief legal description and a statement as to whether the project is a re-subdivision are to be provided. On re-subdivisions, provide the recording information of the existing subdivision plat; 6. COMMENT: 2-06.4.2.B – Include the following legal description in the title block of all plan sheets as noted by the standard above: PUEBLO GARDENS PTN E480' BLK 28 EXC RD. 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx). 7. COMMENT: 2-06.4.2.D – Include the page numbers in the title block of all plan sheets, i.e. 1 of 20, 2 of 20, 3 of 20, etc. Add page numbers to the sheet index applicable to each sheet. 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. 8. COMMENT: 2-06.4.3 - Provide the development package case number, TD-DEV-0525-00140, adjacent to the title block on each sheet. 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information. 9. COMMENT: 2-06.4.4 – Provide the location map as noted by the standard above and add the information as noted in the following three standards. 2-06.4.4.A - Show the subject property approximately centered within the one square mile area; 10. COMMENT: 2-06.4.4.A – Add the information to the location map as noted by the standard above. 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and, 11. COMMENT: 2-06.4.4.B - Add the information to the location map as noted by the standard above. 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled. 12. COMMENT: 2-06.4.4.C - Add the information to the location map as noted by the standard above. 2-06.4.5 - When the development package documents consists of more than one sheet, a sheet index (a legible drawing of the site showing the area represented on each sheet) is to be placed on the cover sheet or the second sheet. 13. COMMENT: 2-06.4.5 – See related comment 7, standard 2-06.4.2.D. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. Zoning and Land Use Notes 2-06.4.7.A.1 - List as a general note: "Existing zoning is ____." 14. COMMENT: 2-06.4.7.A.1 – Add a section that includes the following general zoning notes. As a general note, list the existing zoning of the site. 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. 15. COMMENT: 2-06.4.7.A.2 – Add a general note that lists the gross area of the site by square footage and acres. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 16. COMMENT: 2-06.4.7.A.4 – Add a general note that includes the existing use of the property as Recreation, subject to use specific standards 4.9.13.B and .C. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.7.A.8.a - Floor area for each building; 17. COMMENT: 2-06.4.7.A.8.a – Add the information as noted in the standard above. 2-06.4.7.A.8.b - Percentage and area in square feet of building and accessory building coverage; 18. COMMENT: 2-06.4.7.A.8.b – Add percentage of lot coverage of enclosed structures only (appears only the Boys and Girls Club building and public bathrooms in the park would be included as enclosed structures). 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 19. COMMENT: 2-06.4.8.A – Draw the entire park site, including all existing structures, labeled. Label perimeter dimensions as noted by the standard above. 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. 20. COMMENT: 2-06.4.8.B – If applicable, add the information as noted by the standard above. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 21. This development is located in the S.W. quarter of the S.E. quarter of Section 20, Township 14S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 130-05-5920 and is zoned as Residence 1 Zone (R-1). The nearest major roadway intersection is South Forgeus Stravenue and West 36th Street, approximately 50 feet to the southeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 1st submittal and is not requiring a resubmittal of this project.
