This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 4, 2026. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp. 2-06.4.0 CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0525-00132, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.4 – Remove the reference to “4.9.4.M.1 & 5 AND 4.9.13.O” from General Note 4 as PAD-12 section states “No development designators shall apply because pertinent development standards are more specifically addressed in Section E-4 of this document”. 4. COMMENT: 2-06.4.7.A.6.a - As Houghton Rd. is designated as an Arterial on the COT MS&R Map add the following to General Note 11 “UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”. 5. COMMENT: 2-06.4.7.A.6.a – Show the 200’ Scenic Corridor Zone on the plan, PAD-12 Section E-5.a.4) page 125. 6. COMMENT: 2-06.4.7.A.6.a – Clearly demonstrate how the requirements of PAD—12.E-5.a, page 125 & UDC Article 5.3.6.B, reference LUC Section 2.8.2.6.B. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 7. COMMENT: 2-06.4.8.B – Provide the recordation information for all existing easements shown on the plan. 8. COMMENT: 2-06.4.8.C – Provide the pavement width for Houghton Rd. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 9. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the proposed parking canopy called out under Keynote 45 sheet SP-1, meets the requirements of UDC Article 7.4.6.F.2.A.(1) are met. 10. COMMENT: 2-06.4.9.H.5.a – Sheet C000 provide an EV parking space calculation the provides the number required and provided. 11. COMMENT: 2-06.4.9.H.5.a – Detail 4 sheet SD-1 revised the sign mounting height to read 60” when wall mounted or 84” when located within a pedestrian circulation path. 12. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculations shown on sheet C000 & SP1 do not match. The parking calculation on sheet SP1 references the LUC which is no longer applicable. Zoning recommends that you only provide a one set of required calculations for the entire set of plans on the cover sheet. 13. COMMENT: 2-06.4.9.H.5.d – Detail 10 sheet SD-1 remove the reference to “CLASS 1” from the detail as Class 1 is no longer applicable. 14. COMMENT: 2-06.4.9.L – All proposed easements will need to be recorded prior to approval of this DP. 15. COMMENT: 2-06.4.9.Q – The 36’ Max building height listed und Calculations (McDonald’s Only) sheet C000 and the allowed 30’ building height listed und Building Data, sheet SP1 are not correct This site is located within Sub-District B, Figure 29 page 126, per PAD-12 Table 8, page 121 and the allowed height is 48’. 16. COMMENT: 2-06.4.9.Q – Provide the proposed building height and specific use within the footprint of the building. 17. COMMENT: 2-06.4.9.R – Provide width dimensions for all proposed sidewalks and stripped pedestrian ways shown on the plan.
