COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 22, 2024.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not addressed correctly. Based on the comment response you are proposing a removable cable to access the dumpster but no vehicle use are/access, i.e. paving, is shown that provides access to the dumpster in phase 1. Zoning acknowledges that a Post and Cable Barrier is proposed but clarify why a barrier is needed at the entrance off of 21st if this is not being constructed until phase 2. Also as you are proposing the post and cable barrier between phase 1 & 2 clearly demonstrate how the requirements of UDC Article 7.4.6.F.4 are met to the barrier. COMMENT: 2-06.4.9.G – As you are proposing phasing clearly demonstrate how vehicles will be prevented from accessing the Phase 2 area of the plan. Also, as the refuse collection area is shown within Phase 2 demonstrate of refuse collection will be dealt with in Phase 1.

2. Zoning acknowledges the IPP approval letter but the approval letter states, “Please note that Phase 1 of the project complies with the required number of parking spaces as shown on the plans”, but based on the parking calculation Phase 1 does not meet its parking requirement. COMMENT: 2-06.4.9.H.5.a – The vehicle parking spaces calculation is not correct. Based on the submitted plan there are no courts provided onsite only fields.
