Provide the page number and total number of pages within the DP (i.e., sheet xx of xx) AD 2-06.4.2. D. This should be progressive on each sheet of the plan set. 3. In reference to keynote #25 “covered parking” on the site plan (Sheet CS101) - To review for compliance with UDC 7.4.6.F.2 & UDC 7.4.6.E.2. It is required that the required the canopy either follow the required height clearance of 15 – feet along the PAAL or be setback one foot or greater from the PAAL. Provide a height call-out showing the clearance OR show on the site plan that the 1-foot setback is addressed. Provide a construction detail for the canopy and ensure to demonstrate referenced compliance. Ensure this is demonstrated for the Development Package (Site Plan) submission and the subsequent commercial building permit submission 4. Wheels stops will be required for the two parking spaces directly above (North) of the ADA parking spaces. 5. Provide clarification on the intention of the proposed gate as referenced by keynote #28 on sheet CS101. 6. Show/delineate the proposed curb cuts/openings on the grading and drainage plan (Sheet CG101) as they are shown on the site plan (Sheet CS101). 7. Include spot elevations at curb cut inlets and curb cut outlets for quick reference during site inspections. 8. Revise the curb radii’ at all associated PAAL intersections to be in compliance with UDC 7.4.6.E.1.a. 5-foot radius in the minimum. The Healing Garden is part of this modification request, and it is stated that the Healing Garden will be implemented as part of a future phase of this PAD. 2. Grading and Drainage Note no. 6 on sheet CG101 it is stated that the landscape planting areas are to be depressed a minimum of 3 inches. Add a max of 9 inches to the callout for clarity. Make sure the Grading Note no. 6 and Landscape Note no. 9 on sheet LP-001 are consistent. Any depressed planting area receiving drainage deeper than 9 inches requires infiltration testing. 3. Add a general note to the planting plan to see the civil grading plan for planting area spot elevations and direct the contractor to detail 2 on sheet LP-502 Rainwater Harvesting Basin at Parking Islands and detail 2 on sheet CS502 for the Tree Well Detail. 4. Can the NPPO legend symbols for PIP, RFS and TOS on sheet LP-101 be turned gray to match the planting plan so that there is no question for the contractor what your placement intentions are. Possibly add a bold note under the legend to see planting plan for symbol and transplant number locations. 5. Is there a location on site that would be best for the temporary nursery for the transplants. Discuss project construction phasing with the civil engineer to select a place out of the way near a water source for the salvage plants and show it on the plan with a note. 6. Update the Root Barrier detail name to state “near hardscape and utility lines”. 7. Prior to site landscape approval, ensure that Site Zoning and Site Engineering comments are fully addressed. 8. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 5.
