2. Label spot elevation elevations with what they represent.

3. Per Sec 10-01.4.1 and 3.3.D of the Technical Standards Manual, the proposed sidewalk along 29th St must avoid any obstruction which decreases the minimum width to less than 5’ along with providing a 1’ separation from the sidewalk edge and any adjacent structure. The sidewalk may have to meander around the existing utility pole near the SW corner of the development.

1. On sheet 4, Notes call out 5” concrete slab, TSM calls for 6” in Figure 3A 8-01.9.0, revise as needed.
2. Environmental services will need to approve the use of two 4 CY containers within a single enclosure on wheels to be rolled out.
3. On the grading plan, show more spot elevations and flow arrows to verify flow patterns compared to the drainage report.
4. Show the slopes on the grading plan to verify ramp slope and slab slope for the trash enclosure that are compliant with 3A of TSM 8-01.9.0
5. Show the 2ft minimum grading setback from the property line on the grading plan TSM 2-01.9.0
6. Demonstrate on the plans that there is a barrier on the southeast part of the property containing vehicles within the vehicle use area
7. Provide the backup spur for the handicap spot on the far East side while ensuring that the pedestrian circulation path maintains the 4ft wide minimum

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
PROVIDE A RESPONSE TO COMMENTS FOR SITE LANDSCAPE. THE LANDSCAPE PLANS APPEAR TO HAVE BEEN ADJUSTED PARTIALLY. THE RESPONSE LETTER WILL BE HELPFUL FOR CHECKING OFF THE ITEMS THAT HAVE BEEN COMPLETED.

BELOW ARE THE PREVIOUS COMMENTS FOR THE DEVELOPMENT PACKAGE.

1. It appears that 10-feet between the building structure and the edge of the depressed landscape area is required. Minimum 4-foot from interior property boundaries is also a requirement. Revise to meet these standards. DESIGN STANDARDS FOR STORMWATER DETENTION AND RETENTION FOR PIMA COUNTY -- 5.3.1.11.d UNDER: GENERAL STANDARDS FOR STORMWATER HARVESTING BASINS
11. For safety and access purposes, stormwater harvesting basins shall have the following
setbacks, as measured from the top of the basin slope:
e. MINIMUM 4 FEET FROM THE PROPERTY BOUNDARY OR OTHER ACCESS SPACE FOR MAINTENANCE ACCESS.

2. The basin corners should not be designed with a 90-degree angle. The contractor will try to build the basin this way. At the very least round off the corners so that the shape is more organic and constructible.

3. Include some of the spot elevations shown on the grading details sheet(s) 4 and 5 of 9 on the rainwater harvesting plan, (inlets, outlets and bottom of the basin elevations). Or refer to the two details sheets on the commercial rainwater harvesting plan.

4. Show direction flowline arrows for drainage patterns on the rainwater harvesting plan.

5. Rainwater harvesting basins designed into the future ROW need to be approved by DTM and David Marhefka, David.Marhefka@tucsonaz.gov. The portions of the basins shown in the future ROW cannot be counted toward the water demand met percentage for the plants as part of the commercial rainwater harvesting plan calculations. Provided permission correspondence and adjust the basins as necessary.

6. Adjust some tree locations towards the bottom of the basins.

7. A 30-inch screen wall is called out on the civil site plan sheet 3 of 9. Add reference as to where to find the detail for the wall, IE: landscape plan sheet 6 of 9.

8. Provide PVC irrigation sleeves under sidewalk crossings as well (south sidewalk connection to ROW area).

ADDITIONAL COMMENTS:

9. Provide a commercial rainwater harvesting plan sheet (standalone) and include the calculation spreadsheet that provides the 50% water needs met. If a copy of the plant water demand spreadsheet is needed, please reach out and I will provide it for your use.
