2. Maneuvering requirements appear to suggest for a 3-point turnaround to be performed within the PAAL and directly in front of ingress/egress. Depict turning radii within DP to demonstrate adequate maneuvering space for service vehicle to be positioned in front of each enclosure area. TSM 8-01.5.3.C & 8-01.5.3.E.
3. Must include enclosure construction details with all dimensions. Refer to TSM 8-01.5.2 and 8-01.9.0 Figures 2 & 3B (single container enclosure).

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Consider adjusting the tree location at the trash enclosure slightly to the west to avoid access issues, while avoiding the underground communication line. Or as the designer do you feel that there is enough room for access with proper pruning of the Pistache tree?

2. Rio Nuevo area has specific requirements. On the planting plan, add a summary of how the Rio Nuevo Area standards are being met, and/or explanation as to why certain items cannot be met. IE: 50% shade requirement.

3. A small portion of plants and irrigation are located I the ROW at the north end of the parcel. Please reach out to David Marhefka with DTM for review and approval of this work. David.Marhefka@tucsonaz.gov. Attach the approval letter to the next submittal.

4. Provide the development package case number, TD-DEV-0425-00121, adjacent to the title block on all sheets. 2-06.4.3

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 24, 2026.

4. COMMENT: 2-06.4.9.H.5.a – As you propose to use an Individual Parking Plan (IPP) to reduce the number of required vehicle parking spaces Zoning cannot approve this DP until the IPP is approved by all review agencies.

Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
