Map Tucson is showing the southern portion of the site is within the critical basin mapped area of the Fahringer Wash, the drainage report states the site is not in critical basin. Revise as needed and demonstrate within the drainage report how the site is reducing the peak flow discharges for the 2, 10 and 100 year storm events by 15%. 6. Provide complete discussion, calculations, tables, and exhibits to establish accomplishment of first flush requirements. Include an exhibit comparable to Figure 2.1 in the Retention/Detention Manual that shows undisturbed area, disturbed area, impervious surfaces, non-contributing basins with landscape, stormwater harvesting basins including first flush, watershed #, stormwater harvesting basin #, and flow direction. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 23, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide the email addresses, and phone number of the primary property owner listed on the 1st sheet. 2. COMMENT: 2-06.4.7.A.3 – Ensure that the rezoning conditions listed on sheet 2 are the final conditions. 4. COMMENT: 2-06.4.7.A.3 - Provide the rezoning case number, TP-ENT-0124-00001, adjacent to the title block on all sheets. 5. COMMENT: 2-06.4.7.A.4 – As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 6. COMMENT: 2-06.4.9.R – Provide sidewalk width dimensions for all sidewalks shown on the plan. 22. COMMENT: 2-06.4.9.R – Based on detail 1 sheet 6, parking vehicles will be allowed to overhang the sidewalk along the south side of the proposed building. Clearly demonstrate that a parking vehicle will not reduce the sidewalk to less than 4’-0” wide. Minimum sidewalk width required when parking vehicles are allowed to overhang the sidewalk is 6’-6’, TSM Section 7-01.4.3.A minimum width 4’ plus UDC Article 7.4.6.H.3 2’-6” overhang equals 6’-6” wide sidewalk. 23. COMMENT: 2-06.4.9.U - Indicate graphically, where possible, compliance with conditions of rezoning. 24. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. 25.
