This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 23, 2026. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not fully addressed. The rezoning case number was not provided on sheets 13 – 22. COMMENT: 2-06.4.7.A.3 - Provide the rezoning case number, TP-ENT-0124-00001, adjacent to the title block on all sheets. 2. This comment was not addressed correctly. Commercial is not a use but a use group. The existing use should be vacant. COMMENT: 2-06.4.7.A.4 – As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 3. This comment was not fully addressed. Zoning was not able to find where UDC Article 5.3.6 was addressed. Also, sheet C201 shows a “50’ SCENIC ROUTE SETBACK”, clarify what is and what code section it applies to. COMMENT: 2-06.4.7.A.6.a – Clearly demonstrate that all requirements of UDC Article 5.3 are met. 4. This comment was not fully addressed. The lot combination case number was not provided on sheets 13 – 22. COMMENT: 2-06.4.7.A.6.a – Provide the lot combination case number, TD-DIV-0525-00058, adjacent to the title block on all sheets. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 5. This comment was not fully addressed. The existing 7.5’ UTILITY EASEMENT” & “12’X225’ CROSS-ACCESS EASMENT” shown within the foot print of the building will need to be abandoned prior to approval of this DP.COMMENT: 2-06.4.8.B – Clearly identify all existing easements on the plan and provide the recordation information. Any easements located with in the footprint of the building will need to be relocated or abandoned prior to approval of this DP. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. This comment was not addressed. Until TD-DIV-0525-00058 is fully approved Zoning cannot approve this DP. COMMENT: 2-06.4.9.E - As this site is made up of two (2) parcels, 114-51-200B & 114-51-200C the lot combination will need to be approved prior to approval of this DP. 7. This comment was not addressed. Zoning was not able to find any dimensioned stacking spaces, UDC Article7.4.7.B.1. COMMENT: 2-06.4.9.H.5 – Show the required motor vehicle stacking spaces on the plan, fully dimensioned. 8. This comment was not fully addressed. The detail still shows a pole mounted sign at 60’. COMMENT: 2-06.4.9.H.5.a – Detail 1 sheet 6 the mounting height shown for the accessible sign is not correct. Mounting height requirements for accessible parking space sign shall be, 60” when wall mounted or 84” when located within a pedestrian circulation path 9. This comment was not addressed. COMMENT: 2-06.4.9.Q – Provide the square footage, height and the specific use proposed within the footprint of the building. 10. This comment was not addressed. Rezoning Condition 16 requires a deceleration lane. There does not appear to be a deceleration lane on the plans.
