There are existing facilities within the development which are depicted upon the plan; however, there are no apparent conflicts at this time. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 6, 2025. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0424-00137, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.4 – The use specific standard listed for the admin office use is not correct. Review UDC Table 4.8-5. 3. COMMENT: 2-06.4.7.A.4 – Development Plan General Note 3 lists the proposed use as “ADMINISTRATIVE AND PROFESSIONAL OFFICE” but the vehicle parking calculation calls out office, warehouse and outdoor storage, clarify what the proposed use is. 4. COMMENT: 2-06.4.7.A.6.a – As Old Vail Rd. is designated as and Arterial on the COT MS&R Map at the following to Development Plan General Note 4, “UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”. 2-06.4.7.A.8 - For development package documents provide: 5. COMMENT: 2-06.4.7.A.8.b – The Floor Area Ratio listed under Notes & Tabulation 3 is not correct. You state the use as “ADMINISTRATIVE AND PROFESSIONAL OFFICE’ which is a use defined in the Commercial Use Group there for the requirements of UDC Article 5.6.8.C.1.b apply. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. COMMENT: 2-06.4.9.H.5 – Demonstrate that the minimum requirements of UDC Article 7.4.6.F.4 are met for the rolling gates shown along the west end of the covered parking area. 7. COMMENT: 2-06.4.9.H.5.a – Until comment 3 is addressed Zoning cannot verify vehicle parking requirements. 8. COMMENT: 2-06.4.9.H.5.c - Until comment 3 is addressed Zoning cannot verify loading space requirements. 9. COMMENT: 2-06.4.9.H.5.d - Until comment 3 is addressed Zoning cannot verify bicycle parking requirements. 10.
