Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. It appears that the sidewalk around the building is interrupted by a curb, and portions of the sidewalk are at the same elevation as the PAAL. Per UDC 7-01.4.2, Sidewalks associated with PAALs must be physically separated from any vehicular travel lane by means of curbing, separation (minimum six inches), barriers, railings, or other means, except at designated crosswalks. 2. Please provide dimensions for parking spaces including the placement of wheel stops within the spaces. 3. Please clearly identify all downspout locations from the roof of the new building. 4. Waste stream calculations are required per TSM Section 8. Please ensure that there is enough capacity in the existing shared waste enclosures to accommodate this additional waste. 5. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO COMMENTS: 1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval. 2. Provide the development package case number, TD-DEV-0424-00131, adjacent to the title block on all sheets. 2-06.4.3 3. The NPPO requires an up to date aerial image for reference. For future reference, please add the aerial image of the site to your NPPO exception letter for our records. 4. Add downspouts and splash pads for drainage from the building. 5. Add water budget table to the CRWHP. 6. Show the WHIA areas on the CRWHP. 7. The subwatershed area should include drainage from the building. Is a street landscape border update required? I do see a couple of new proposed trees in the street landscape border area. If it is required, please add the required and provided plant material to the landscape plan. 12. Clearly indicate the point of connection/irrigation water meter on the irrigation plan. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 6, 2025. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.9 – Sheet 4 does not meet the requirements of this standard. 2-06.4.0 CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 - The name, mailing and email addresses, and phone number for the landscape architect on the right half of the cover sheet. 3. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0424-00131, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 4. COMMENT: 2-06.4.7.A.2 – The gross area of the site shall include the entire site. 5. COMMENT: 2-06.4.7.A.4 – General Note 4 clarify what type of Automotive use is proposed, major or minor. 6. COMMENT: 2-06.4.7.A.6.a – As 1st Ave. is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) 2-06.4.7.A.8 - For development package documents provide: 7. COMMENT: 2-06.4.7.A.8.c – Provide a building area expansion calculation on the plan. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 8. COMMENT: 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds, together with distances in feet, to hundredths of a foot for the entire site. 9. COMMENT: 2-06.4.8.C – Provide the following information for 1st Ave, right-of-way width, and dimensioned width of paving, curbs, curb cuts, and sidewalks. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 11. COMMENT: 2-06.4.9.H.5 – Remove the reference to PAAL from the north and east side of the building as these access lanes do not meet the definition of a PAAL. 12. COMMENT: 2-06.4.9.H.5.a – The required number of vehicle parking spaces shown for Building #3 and the total required for the development is not correct, see UDC Article 7.4.3.G. 13. COMMENT: 2-06.4.9.H.5.a – The handicapped space calculation shall include the number of van accessible space required and provided. 14. COMMENT: 2-06.4.9.H.5.c – The loading space calculation shall include the entire site. 15. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking space calculation for Building #3 is not correct. Review UDC Table 7.4.8-I. 16. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking space detail does not address UDC Article 7.4.9.F.2.a. Also, based on the 4.25’ wide dimension for the entire space and the requirements of UDC Article 7.4.9.B.2.f, this would make the proposed rack a total of 0.25 wide, clarify what type of rack you are using. 17. COMMENT: 2-06.4.9.H.5.d – Clearly show the location of the propose long-term bicycle parking on the plan and provide a detail that demonstrates that the requirements of UDC Article 7.4.9.D are met. 18. COMMENT: 2-06.4.9.Q – Provide the height and specific use proposed within the footprint of the building. 19. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B provide a sidewalk along the south side of the proposed building that meets the requirements of TSM Sections 7-04.4.2 & .3. 20. COMMENT: 2-06.4.9.R – Provide the widths for all proposed sidewalks on the plan. 21. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.
