This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

COMMENTS:
1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0424-00110, adjacent to the title block on all sheets. 2-06.4.3

3. If the site monitor can be identified at this time, please list their contact information on the NPPO.

4. Show and label sight visibility triangles at the entries to the site.

5. Please label irrigation meter as “irrigation only” on the irrigation plan and on the irrigation legend. See TSM 4-01.6.0

6. The existing to remain plant symbol for the barrel cacti is so light that it is hard to read. Darken the symbol on the plan and on the legend.

7. The barrel cacti transplant on site symbol is difficult to see on the plan. Change the symbol, or add a leader call out for the (2) transplants.

8. The dashed existing tree symbol is assumed to be the PIP palo verde. Make it clear on the plan and the legend that the palo verde is a PIP.

9. Update the 25-gallon and 95-gallon tree sizes with the equivalent box sizes.


COMMERCIAL RAINWATER HARVESTING PLAN AND SITE WATER BUDGET TABLE COMMENTS:
10. WHIA B total catchment area square footage looks off from the stated 8,499 sf on the water budget table. WHIA B hatched in blue is 1,487 sf and the red dashed outline representing the catchment is shown graphically slightly larger than the WHIA. Look at the catchment area and adjust the numbers accordingly.

11. WHIA C is showing a similar situation to WHIA B. The WHIA area is 1,117 sf and the catchment area is 7,928 sf. The catchment is shown graphically as only marginally larger than the WHIA. Please adjust the numbers to reflect what is depicted graphically on the plan. Also, add the blue hatching to WHIA C for clarity and consistency.

12. Show all downspouts and splashpads for water coming off the roof of the building on the landscape and the commercial rainwater harvesting plan.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 5, 2025.

10. COMMENT: 2-06.4.9.H.5.a – Detail 2 sheet 9 the location dimension shown for the wheel stop is not correct. Review UDC Article 7.4.6.H.3 and provide the correct dimension.

11. COMMENT: 2-06.4.9.H.5.d – Provide a detail for the proposed short-term bicycle parking the clearly demonstrates how the requirements of UDC Articles 7.4.9.B.1, 7.4.9.B.2 and 7.4.9.C are met.
