This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date August 11, 2024. 2-06.3.0 Format Requirements: 1. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. COMMENT: Correct General Note 3 to show existing use of the property as “Funeral Service”, with UDC Section 4.9.13.P as use specific standards. Current note states “12.P” 2-06.4.9.H Proposed Traffic Circulation 2. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. COMMENT: Per UDC Section 7.4.6. E.2, “The minimum height clearance along access lanes and PAALs is 15’. The minimum height clearance within parking garages may be less than 15 feet as permitted by the City ’s adopted Building Code. The height for the proposed garage addition is shown as “+/- 15”, the height clearance for vehicles must be a minimum of 15 feet. Clearly state on the site plan that the proposed garage will meet the required 15’ minimum clearance. COMMENT: Per UDC Section 7.4.6.H, barriers, such as post barricades, can be used to prevent cars from driving onto unimproved portions of the site. Per Technical Standards Manual Section 7-01.4.2.B., “When bollards or architectural features are used to provide physical separation, the maximum separation between the barriers is five feet.” As bollards are being used to prevent access on the north side of the proposed garage, the above standard needs to be complied with. Alternatively, the access on the north side of the proposed garage can be made into a one-way access PAAL. The one-way access must clearly be demonstrated on the site plan. Per UDC Section 7.4.6.H, if the area of the site is turned into a one-way access PAAL, barriers must be provided on the north side of the access PAAL. 3. 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). COMMENT: Provide height of proposed patio within footprint on site plans. Additional comments may be forthcoming.
