12/13/2023 Commercial Plumbing REQUIRES RESUBMIT The 6” building sewer shown on sheet C5.2 still shows a section with 100 feet between cleanouts. The vertical drop at the upstream cleanout appears to be about 5-feet which means that the longest distance between cleanout on this section of the building sewer would be around 95 feet. [Initial comment: Provide cleanouts for the building sewer; the cleanouts shall not be located greater than 100-feet apart, measured along the developed pipe length from the upstream entrance of the cleanout (e.g. sheet C5.2). Reference: Section 708.1.1, IPC 2018.]

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06.0.0, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is December 18, 2024.

1. COMMENT: 2-06.2.3 – Remove the building plans from the submitted development package drawings as these plans are reviewed under existing permit number TC-COM-0423-00942.

2. COMMENT: 2-06.4.2.D – The title block on all sheets indicates the development package drawings consist of 61 pages; however, the submittal includes 79 pages total. Ensure the building plans are removed from the resubmitted drawings.

3. COMMENT: 2-06.4.9.H.5 – This comment was not entirely addressed. Provide the width of the easternmost PAAL on Sheets C3.1 and C3.3. Ensure the PAAL parallel Fair Street on Sheet C3.3 is setback at least one foot from the canopy (UDC 7.4.6.F.2.a.(1)).
