Site Engineering Review Comments:
1. Provide the development package case number, TD-DEV-0326-00074, adjacent to the title block on all sheets
2. Revise the sheet index to reflect all development package pages/sheets.
a. This should be done for the bottom corner sheet xx of xx. This would mean the total page count should be XX of 13 based on what the current DP file shows
3. Provide the Zoning and Land Use General Note: “Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan.” AM 2-06.4.7.B.3
4. Provide the Zoning and Land Use General Note: “Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public.” AM 2-06.4.7.D
5. Provide the Zoning and Land Use General Note: “No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual.” AM 2-06.4.7.C.2
6. Revise the site plan sheets provided to provide Sight visibility triangles for site entrance along Grant RD in compliance with TSM 10-01.5.0. NOTE: Grant RD is designated as an Arterial RD. This designation will be used for Table 5.3. Refer to TSM 10-01.9.0 Figures 16-18 for examples of SVTs.
7. Revise the grading/drainage plan (Sheet P4) to show that the water harvesting areas are depressed 6-9 inches. The current spot elevation provided do not showcase this.
8. Include spot elevations at curb cut inlets, bottom of basin and curb cut outlets for quick reference during site inspections.
9. Provide slope % for the concrete swales/valley gutters shown on the grading/drainage plan.
