Description:
Costco Wholesale is requesting approval of a Development Package to relocate its fuel facility from the current City Parcel to the adjacent County Parcel. This relocation will allow the former fuel site to be converted into additional parking to better serve Costco members. The project scope on the City Parcel includes 104 new parking stalls, along with landscaping, lighting, and pavement striping designed to enhance functionality, aesthetics, and safety for members. By providing longer fueling queues, additional fueling positions, and improved circulation and access, the project will streamline operations around the Costco Warehouse and improve the overall member experience. The adjacent parcel proposed for the relocated fuel facility is under Pima County jurisdiction and will be developed in accordance with applicable County standards. However, because the City of Phoenix has jurisdiction over the surrounding streets and driveway access serving the parcel, a Traffic Impact Analysis (TIA) has been prepared and included with this submittal. The County parcel is also shown on the accompanying site plan to allow the City to review and comment on access and any potential off-site improvements.
